I spent the entire day touring our market with a prominent west coast based institutional industrial investor with product from coast to coast who had the following viewpoints about the state of the current market:

“Even though there is a huge slack in utilization of industrial space, the opportunities for tenants for renewals and expansions have significantly diminished. The lack of new supply and reticence of lenders to loan on speculative industrial product continues. The price/rental rate equilibrium will occur faster than most experts predict however, real rent growth post-equilibrium will take more time to recover.”
