The industrial sector is as strong as any CRE sector in the economy — at the moment. Nationally, net demand for industrial warehouse space registered at a healthy 21.9 million square feet (msf) in 2011 Q2, following a 24.4 msf gain in the previous quarter. This current pace of net growth is on par with activity seen during the robust real estate years of 2005 and 2006. U.S. industrial vacancy fell 20 basis points (bps) from the previous quarter to 9.3%. Vacancy has been steadily trending downwards for 12 straight months.
